When you first start out as an agent, everything your firm does is essential in helping you orchestrate deals. But as you learn how to connect the right people to the right property, and line all the elements up to make the deal easy and smooth, much of the meetings and fees start to feel more like red tape and gouging.
And the less reliant you become on the help of others, the more your cut of the commission starts to feel disproportionate. You’re doing most of the work, if not all of it; shouldn’t you get most of the money? For a seasoned agent, how much is the firm really doing to make a deal happen?
There was a lot of things cramping our style with the corporate firms we used to work for. Based on the assumption that other experienced agents would be as frustrated as we were, we started Better Properties Eastside.
Instead of taking a big chunk of the commission to make our money, our approach is to bring on more agents and close more deals. We do this by offering you the opportunity to take 100% of the commission for yourself. To cover our own end, we take 10% and leave you with 90% until you cover $8,500 in a calendar year. That, and a processing fee on each deal, is all we ask of you. No “phone” fee, “desk” fee or “copier” fee.
So far, this approach is working. We recently hired our 125th agent. We’re looking to sustain that growth, as that’s where our own success, as individuals and as a firm, comes from. To do that requires two things: bringing on more independent agents, and helping those agents excel. The biggest thing that affects these is the package we offer. This incentivizes independent agents to do their best, and to redefine what their best is:

Keep More of What You Earn
When a transaction closes, brokers will receive 90% of the listed commission. We allow brokers to reduce rates to compete and match cut-rate commissions companies, such as Redfin, who offer lower percentages. After a broker has paid $8,500 ($12,000 per two-person team, per calendar year) to the office, the broker will move to 100% commission. *At 100% commission, the agent will pay a $185 processing fee and a $25 franchise fee for each closing.

Its in our best interest to help you up your game, rather than just help you overcome the immediate challenge in front of you.
